Cause of Death: Natural Causes/Old Age.
Jair Perez Santos, a Venezulan-born farmer lived for 120+ years and still has not been validated as the world's second oldest man behind Genyo Misawa, 132.

Questionable claims: 
1. His birth certificate shows he was born in 1887, while the Brazilian government shows 1897 (114yrs?)
2. A Family member of his claims he was 125 when Jair passed... (125yrs? - 1886??!).
3. Citizens in Peru claims that Jair was born in 1886 as well, if proven, his age will be pushed to 125 yrs. 

JPS was believed to be America's oldest inhabitant since the death of Maggie Pauline Barnes until his death in 2011.

Height: 5' 7"1/4. According to Rio's government.
Facts: Some time in 2007, Jair Perez suffered a great fall at home during Brazil's Independence day on September 7th. Jair survived the fall but many people believe he could've lived a little longer and die in 2013.
